It doesn’t matter where you live, you don’t need to come into the office. Our paperwork is interactive and anything that needs to be signed can be done electronically.

Terms and conditions (T&C’s)

INCLUDED

Professional Fee to prepare above, once sold, to basic documentation to finalise your transaction.

Basically, everything needed from start to complete your Contract and Section 32 for a straightforward transaction.

Start to finish!

Upfront you will need to pay $440.  Balance of the $1099 being $659 on settlement. 

In addition to this you may also need to pay for 100-point ID check.  The 100-point ID check is now a requirement by the titles office, that must be done at the time of engagement. 

An ID check may cost you around $65-$85 at a Post office.  A cheaper option of around $55 via an SMS verification service is also available.  This option is via a link directly to your mobile phone to complete at home.

Generally, if you don’t sell or take the property off the market it won’t cost you anything further from us.

We prepare a standard Auction or Private Sale Contract and Section 32 statement.

Our estimate includes:

Resident House (existing), Residential Vacant Land, Residential Units/Flats/Townhouses:

  • One Title Search and Plan of Subdivision 

  • One Contract of Sale or Auction Contract & Section 32 Statement

  • Our settlement PEXA initiation fee

  • Banking on settlement (electronic only in Australia) (Overseas available at an additional cost)

  • Adjustment checking with you

  • Notification to all applicable authorities that property changed hands

  • Conversion of paper title to electronic title (if applicable)

  • Work undertaken will be per our ‘scope of engagement’, ‘terms of trade’ and our ‘costs disclosure’

  • This will be detailed in our engagement letter in our first documentation.

  • GST

Commercial or Industrial Properties add $220 as along with other things we need to order additional items to do the Section 32.


NOT INCLUDED

Owners Corporation (Body Corporate) Involved? Generally with some unit sales.

  • Add/Order- $242 inc GST for 1 owners corporation certificate - 10 business day turnaround (if applicable).

or

  • Add/Order- $385 inc GST for 1 owners corporation certificate – 1 to 4 business day turnaround (if applicable).

Trust Account Use (If Applicable).

  • Base Use which includes one deposit $200 plus GST

  • Additional Deposits after 1. $80 each plus GST

Verification of Identity (Per Person).

  • At Post Office – Estimate $75 fee which is charged by the Post Office

  • SMS link direct to your phone - $55 of which is added to your account & paid by us

Going to Auction?

  • Optional – Add Auction certificates (add $300 for basic set – 1 x Council Information Statement, Water Information Statement, Land Tax or Vic Roads Certificate)

  • Auction Certificates are not required by law, but we highly recommend as potential purchases frequently want to see them in a contract.

Possible costs not included (only if applicable):

  • Attendance to removal of any caveat on title – (only if applicable - Add $660 inc GST)

  • Lost title application – POA

  • Removal of any Statutory Charge (only if applicable – Add $330 inc GST)

  • Updating Current Contract and Section 32 later prior to sold (change of certificates or agent) $330 inc GST

  • Additional attachments to your title.  E.g. 

  • A covenant / Additional plan / Statutory Charge 

  • Any additional attachment has a $60 plus gst fee

  • Any other cost not listed in inclusions charge at $9 per minute to complete plus any cost of buying anything not listed.

  • Full list in engagement letter including pricing. Subject to E. & O. E
